How to compare roof replacement proposals

Compare roofing proposals by matching the roof area, materials, removal scope and repair allowances before comparing the totals. Washington Roofing Network helps Washington homeowners turn those checks into a clear request for an independent roofer; a lower price can cover less work or leave more of the final cost to extras.

Start with the work

Are the roof quotes pricing the same job?

Two totals are only useful together when you know what each includes. Check the same items in your existing proposals; ask the roofer to clarify anything missing in writing.

On a small screen, swipe the table or focus it and use the arrow keys.

What a roof replacement proposal should make clear
Compare thisLook for in writingAsk the roofer
Roof area and quantitiesThe same roof sections, additions and outbuildings in each proposal, with the measurement or quantity used.“Does this price cover the house, garage and every roof section we discussed?”
Roof covering and materialsNamed products and the underlayment, flashing, ventilation and accessories included with them.“Which products are included, and which existing components will stay?”
Removal and disposalWhether the price includes removing the existing covering, the assumed number of layers and debris disposal.“What would change the removal price, and is disposal included?”
Decking repairsHow damaged decking will be documented, priced and approved. Compare any included allowance with the rate for extra work.“What is included for decking, and how will you price and approve anything beyond it?”
Flashing and roof detailsThe treatment of walls, chimneys, valleys, vents and other details that apply to your roof.“Which flashing will be replaced, and what work around penetrations is included?”
Permits and inspectionsWho handles applicable permits, fees and inspection coordination.“Who checks the requirements for this property and handles the paperwork?”
Schedule, cleanup and paymentsThe planned work window, payment stages, cleanup and process for approving changes.“What can change the schedule or price, and when will you ask for my approval?”
Warranty and follow-upWritten product and workmanship warranty details, who provides each, and the contact for a problem.“Can I see the written warranty terms and who I would contact after the job?”
Understand the possible extras

How can allowances change the final roof price?

An allowance covers a stated amount of work or cost. If the actual work exceeds it, the final bill can increase under the agreement’s terms. A proposal with a small allowance can start lower than one that includes more repair work.

“Decking repairs as needed”

This wording alone leaves the included quantity, extra-work price and approval process unanswered.

Get the missing details

Ask for the included quantity or allowance, the price basis for additional repairs, and how the roofer will document the condition and obtain your approval.

Keep the quoted total and possible extras separate. Do not treat an unpriced repair allowance as included work, and do not assume a blank item is excluded: get an answer from the roofer.

Does the cheapest roof quote offer the best value?

The lowest total does not show which proposal covers more work. Compare the materials, included repairs, allowances and written responsibilities, then ask each roofer to explain the differences.

  1. Match the scope. Confirm the same roof areas and work items are covered.
  2. Identify the open costs. Find allowances, exclusions and work priced separately.
  3. Get a written revision. Keep the clarified scope, price and date together so you can compare the current versions.

Keep the original proposals and written revisions together as you compare. Use the questions below to resolve the gaps.

What should I ask a roofer to clarify?

Send the questions that apply to your proposal and ask for the answers in an updated written scope.

Thanks for the proposal. Could you confirm:

  • Which roof areas, products and removal work are included?
  • Which existing flashing, vents or other components will remain?
  • What decking allowance is included, and how is additional repair work priced?
  • Who handles applicable permits, inspections and disposal?
  • How will changes be documented and approved before extra work?
  • What are the payment stages, planned work window and written warranty terms?

Please include any changes in a revised proposal with its date or version.
