How is your roof replacement estimate calculated?
Roof-surface area determines material quantity and labor. The current model adds field roofing, installation, accessory and one-layer removal allowances, then applies one combined business overhead and profit markup. Tax, permit fees and hidden repairs are outside the displayed range.
- Use measured roof surface, not floor area. One roofing square is 100 square feet.
- The compact wa-roof-planning-20261017-v2 tool retains 10–15% material waste scenarios. The dedicated wa-roof-studio-20261018-v1 workspace lets you select 5%, 10%, 15%, 20% or 25%, with 10% shown as a planning default. This selection is your assumption, not a source-backed recommendation. Waste applies once to field-material ordering, without increasing roof-surface area, labor or removal.
- Add direct-cost components, then 20–30% combined overhead/profit markup on those costs.
- Both models retain input observations reviewed October 17, 2026 and individual source dates. The range describes bounded cost scenarios, not a statistical confidence interval.
- Detected and known roof-surface totals already follow the slope. A ground diagram becomes assumed roof surface only after each plane has an explicit pitch; the slope conversion is applied once. Unset pitch remains an unpriced sketch.
Where do the material prices come from?
The asphalt model uses observed retail field-shingle bundles: $38.97 for 3-tab and $42.97 for architectural asphalt, each covering 33.33 square feet. It rounds the whole-roof order up to full bundles after material waste. Local stock, store pricing, delivery and product selection can change the amount.
Standing-seam material uses Roofr’s national contractor planning band of $3–$7 per square foot before material waste. A retail panel-system quote was not verified, so metal has a less local material basis.
- Accessories are separate estimating allowances: asphalt $0.40–$0.90 per square foot; metal $0.60–$1.20.
- These allowances are model assumptions, not measured counts of flashing, ridge cap, vents or underlayment.
- The contractor’s proposal should name actual products and quantities.
How does Washington labor affect the range?
Only installation labor uses a Washington wage sensitivity. The model scales Roofr’s national installation bands by the Washington-to-U.S. median roofer wage ratio: $29.01 ÷ $24.51, using BLS May 2024 data displayed by O*NET.
Employee wages are not customer billing rates. Applying their ratio to contractor installation costs is a modeling inference, not proof of a local quote. The factor does not multiply materials, removal, permits or the whole job. No second benefits or workers-comp load is added.
Which costs are estimating assumptions?
One-layer tear-off, haul and disposal are modeled at $0.75–$1.50 per roof-surface square foot. Accessories use the separate allowances above. These are planning assumptions selected for this model, not Washington survey averages or supplier quotes.
The 20–30% combined overhead/profit line is a markup on direct cost, not gross margin or a prescribed roofer margin. It is applied once. Actual labor productivity, overhead and growth strategy vary.
What could change the final roofing quote?
Permits, sales tax, concealed deck or structural repairs, extra existing layers, difficult access and steep or high roofs are excluded from the displayed range. Aerial measurement cannot inspect or price those conditions.
- Ask who supplies permits and which inspections apply.
- Agree how damaged decking and additional layers will be priced and approved.
- Identify staging, height, slope, chimney and skylight details.
- Washington construction tax is generally sourced to the job location. Use the applicable address-specific DOR rate; this tool does not guess one.
Who decides what the roofing work costs?
The roofing contractor sets its own scope, products, operations, labor, overhead, profit, price and contract terms. Washington Roofing Network supplies a planning scenario and an organized project request. The range does not bind a roofer or set a market price.
Industry cost guides, retail observations and government wage and tax information support different parts of the method. None establishes a verified city average. A site assessment and complete written proposal turn planning into a project-specific offer.
Will an older saved estimate change?
No. Saved requests retain their original model and estimate snapshot. Legacy roofr-national-2026-v1 requests use the original national materials-plus-labor reference. New scenarios use the version above; model updates do not silently reprice earlier requests.
