Name the metal system

The current planning estimator shows a standing-seam metal reference. Exposed-fastener panels, coatings, and attachment systems vary, so compare the exact system named in each written proposal.

Metal roofing includes distinct product choices. A complete scope states the panel profile and finish, underlayment, attachment approach, and transitions at roof edges, valleys, walls, chimneys, and penetrations. It also records whether existing material will remain in place.

List each roof section, addition, dormer, and porch or garage connection in the project brief. Note where new panels meet existing materials so each proposal covers the same transition details.

Include the transitions

Edges, ridges, valleys, openings, and connections to walls belong in the proposal. It should state whether flashing is replaced or reused, what happens at vent and skylight penetrations, and how new materials connect to existing ones. Include walls, additions, chimneys, or skylights with different transition details.

Include known leaks, prior repairs, roof access limits, and interior water marks in your project brief. The scope should explain when the deck will be reviewed and how newly discovered work will be documented and approved.

  • Panel profile, finish, accessories, and attachment approach.
  • Underlayment, flashing, edges, valleys, and penetrations.
  • Removal assumption, disposal, and property protection.
  • Deck review, written change approvals, and cleanup.

Compare like-for-like bids

Keep the roof area, removal assumption, and named products consistent when comparing bids. Separate included work from options, including flashing, ventilation changes, disposal, permits if applicable, and cleanup. A shorter scope may leave important work for a later decision.

Use the standing-seam scenario for early planning, then compare it with the proposal’s measurements, named products, and installation scope. The metal-versus-shingles guide lays out the comparison. Other metal profiles need their own project quote.

Compare metal roofing proposals

For a metal roofing proposal, share the city, current covering if known, roof area and measurement source, preferred panel type, and leak or replacement history. Name the system details you want compared.

Check the contractor record through Washington L&I and compare the written scope, materials, change process, exclusions, and workmanship terms.
